Owner-side capital markets leadership

The institutional capital markets function, on the owner’s side.

Gibson Capital Advisors helps owners plan, structure, negotiate and close debt across HUD/FHA, agency, bank, bridge and private capital. Engage the firm as an embedded capital markets desk across a portfolio, or by mandate for a single financing.

How Clients Engage Us

Embedded capital markets support or a focused transaction mandate.

Owners work with the firm in one of two ways, scaled to the size, timing and cadence of the portfolio.

Compensation is structured around the engagement and discussed directly.

Where We Help

Debt strategy and execution where timing, structure and certainty matter.

The scope is built around the financing decision that needs to be made, from early-stage underwriting through lender selection, negotiation and closing.

Sectors

The same function, across the collateral types owners actually hold.

Borrower-side capital markets is a discipline, not an asset class. The underwriting, the process and the negotiation are the same; what changes is what the lender is securing against and which capital sources compete for it.

The Practice

Independent advice for consequential financing decisions.

Gibson Capital Advisors represents property owners, not capital providers. The firm evaluates the existing debt, the asset’s operating performance and the owner’s business plan, then runs a disciplined process across the lenders and structures most likely to produce the right outcome.

That independence matters. Without a proprietary product to place, recommendations can be based on proceeds, cost, flexibility, execution risk and long-term fit, not on the economics of a particular lending platform.

The work begins before lender outreach: underwriting the asset, testing structures and shaping the ask so the market is responding to a fully formed financing strategy.

01

Underwrite first

Establish what the property can support before taking a transaction to market.

02

Create competition

Compare credible alternatives on economics, structure, certainty and timing.

03

Stay through closing

Manage diligence, negotiation and execution rather than stopping at a term sheet.

How We Work

A disciplined process from initial review through funding.

Early planning creates more alternatives, better negotiating leverage and fewer execution surprises.

01

Initial Review

Review the property, existing loan, maturity, operating performance and owner objectives. Public records may be used to establish a preliminary view before confidential information is requested.

02

Underwriting & Strategy

Size credible financing alternatives using current operating statements, rent rolls and business-plan assumptions, then identify the structures worth pursuing.

03

Market Process

Approach appropriate lenders, manage questions and compare proposals on proceeds, pricing, structure, flexibility, timing and execution certainty.

04

Selection & Negotiation

Recommend a path, negotiate the term sheet and align the owner, lender and transaction team before material diligence costs are incurred.

05

Diligence & Closing

Coordinate third parties, underwriting, documentation and open issues through funding, with continued principal involvement throughout the process.

06

Portfolio Planning

For repeat clients, maintain visibility into upcoming maturities, prepayment windows and financing decisions across the portfolio.

Principal

Senior accountability from first analysis through closing.

The person making the recommendation remains responsible for the underwriting, lender process and execution.

Independence and conflicts. Gibson Capital Advisors acts as an adviser to owners. Where a Gibson-affiliated entity participates in a transaction as a principal rather than as adviser, that role is disclosed to all parties in writing, and the firm does not act as both adviser and principal on the same engagement without the client’s informed consent.
